Lovely lady that had some personal changes and decided that the house had too many memories and needed too much work to maintain her family home so decided to go for a brand-new apartment in an age (55) restricted retirement complex.
The developer of this complex made it difficult for her to use us as a known local estate agent and wanted her to use a corporate agent that she didn’t know.
The developer instructed three other agents, one of which didn’t even get around to the property to do the needed photos.
The property eventually went under offer at a figure below where I had valued it at, but the vendor felt that she had to accept in order to keep the option of buying the new build apartment.
Towards the point that the property was due to exchange, the buyer wanted to renegotiate on the agreed sales price by a very large amount, with the agent at the time pushing her to take it.
It was at this point that the lady came to me and asked what her options where. We met up and had a very lengthy discussion about what was possible or not.
We took the property on, we found a buyer (First Time Buyers), we qualified the buyer and made sure that the agreed selling price was non-negotiable and this was stated on the memorandum of sale.
The eventual completion price was £45,000 above where the previous buyer wanted to renegotiate to.
The lovely vendor is now really enjoying the next phase of her life, comfortable and secure and £45,000 better off.
